Where on PEI the property sits

The Island is small. The way a property earns its keep is not. A Charlottetown rental, a North Shore cottage, and a rural lot are three different purchases.

Charlottetown

The capital is the closest thing PEI has to a year-round rental market: work, university, government, and a hospital. That does not make every house a good hold. Older buildings, parking, and a small pool of buyers still decide resale.

Summerside and the towns

Summerside, Stratford, Cornwall, and Kensington are smaller service centres. Some streets feel like town. Some are a few minutes from a well and a septic field. Ask which one you are buying before you assume municipal water.

The North Shore

This is the coast many visitors mean by PEI: beaches, cottages, and a short summer. Income, if any, clusters in those weeks. Winter access, insurance, and shoreline matter more here than a downtown cap rate.

Rural lots

Outside town, you are often buying a private well, a septic system, a longer driveway, and a road that may not be plowed the way a city street is. Land without a building is a carrying cost until you build or sell.
