PEI real estate investment due diligence
By Jodi Bernard, PEI REALTOR®, CENTURY 21 Northumberland Realty. Updated .
Start with use and budget. Then test the building, the land, the rules, and the resale before the conditions come off.
The file
Comparable sales, not just asking prices. A written rent or use assumption. Tax, insurance quotes, and a repair list from someone who has seen the property.
- Recent sales of similar properties
- Vacancy you can defend
- Insurance quote before you waive conditions
The property
Roof, heat, windows, electrical, oil tanks, and drainage show up in almost every older Island building. On rural property, add the well, the septic, and the survey.
The exit
Name who buys this later: a family, a seasonal buyer, or a local resident. If you cannot name them, the hold is a hope.
This is educational, not legal, tax, or lending advice. Ask Jodi Bernard about a specific property.
