Questions to ask before buying vacant land

The lot price is the start of the project. Septic, water, power, and permission to build are the rest of it.
Can you build
Ask for the perc test, zoning, and any covenants. A test shows suitability for a system. It is not a permit, and it does not design the cottage.
Can you reach it
Public road, private road, or a right-of-way. Winter maintenance is a separate question from summer access.
What it will cost to start
Driveway, well, septic, electrical service, and surveys can exceed what people set aside when they fall for the field.
