Buying waterfront property in PEI

Two waterfront properties on the same shore can have different risk. Look at the bank, the access, and the policy, not only the photograph.
The shore
Red sandstone cliffs and a low beach do not fail the same way. Ask what has changed over the last decade and whether stairs or a well sit close to the edge.
Paper versus use
A view is not a right-of-way. Read the deed. Shared paths and private roads need a recorded right, not a neighbour’s habit.
Insurance
Get a quote while you still have a condition. Coastal and seasonal policies are often narrower than a year-round home policy in town.
