Wells, septic systems, and rural property

By Jodi Bernard, PEI REALTOR®, CENTURY 21 Northumberland Realty. Updated .

Much of PEI outside municipal service is on a private well and a septic system. Both are the buyer’s problem after closing.

Water

Ask the age and type of the well, recent water tests, and whether the system is drained for winter. A cottage well and a year-round well are not the same specification.

Wastewater

Ask when the septic was installed, when it was last pumped, and where the field sits relative to wells, banks, and the building. On vacant land, the perc category matters before you design anything.

Who to ask

Your inspector, a septic installer, and the provincial rules that apply to that lot. Do not treat a neighbour’s system as proof that yours will be approved.
